If you would welcome the convenience and peace of mind offered by our part exchange scheme, and are keen to secure your new C&M home before anyone else, but are convinced your current home will sell easily and for a good price, our Safety Net Part Exchange option allows you the opportunity to sell to a higher bidder.
In this instance, the procedure will follow exactly as the part exchange option detailed above with the difference that C&M will make you a ‘Safety Net’ offer once valuations are examined.
If you accept this offer, your property will be marketed by a local selling agent at an asking price agreed by yourself and C&M. If you sell to a third party for more than the C&M Safety Net Offer, you can benefit from this higher offer but will be responsible for all your selling costs and your legal fees and outlays.
The selling agent will again arrange viewings for prospective buyers with you at mutually convenient times. You will give the agents your instructions on any offers received and any acceptable offer must be accepted by your solicitor. The difference with Safety Net procedure is that you will be free to accept a higher offer than one made by C&M. If, however, your house remains unsold six weeks before you move into your new C&M home we will purchase your property at the pre-agreed price, and we will be responsible for the marketing from then on.
This option is only available on plots at an early stage of construction and allows you the benefits of part exchange yet with more control over the eventual selling of your property.
